Inner Room new kitchen layout

Reform flat layout to address hazard of “Inner Room” layout. The flat has been assessed as having an “Inner Room” layout. This means that the route of escape in the event of fire is through a risk area such as a kitchen which is not sufficiently remote or enclosed from the final exit door of the flat.
Provide a set of scale drawings to the Environmental Health Officer of a new flat layout for approval to remove the existing kitchen completely and re-form partition walls to create a new kitchen amenity within the flat space to meet the following requirements:
Strip out and replace kitchen amenities Kitchen

Strip out existing kitchen facilities/fittings and redundant services. Make good all works disturbed and, as appropriate, set aside those fittings that are in good condition for reuse.

Temporarily disconnect all drainage connections and hot and cold water feeds and electrical connections to make safe.

Strip out damaged floor coverings and examine all voids and service ducts for evidence of rodent access and treat as described above in pest control clauses.

Kitchen layout is to follow the best practice design principles outlined in BRE guidance, “spaces in the home”:

Provide New kitchen units: The minimum provision within a kitchen to be: -

· Sink and base unit including taps and new waste water connections in uPVC

· One number double base units

· One wall unit

· Worktop – The minimum recommended dimensions are 600mm deep x 800mm wide for one household, plus a further 500mm (linear width) per additional person or household sharing.

· Space for cooker – 4 ring hob/ oven and grill; washing machine; fridge/freezer

· Dry food storage

· Minimum 3 double power points above the worktop

· Minimum 2 double power points below the worktop

· Artificial lighting

· Humidistat mechanical ventilation extract fan – 60 litres per sec (30 litres adjacent to a hob)

· Fire blanket

Worktop

Provide and install kitchen worktop to the kitchen area. The worktop should be secured, readily cleansable and must be provided in a suitable position adjacent to the cooker. The minimum dimensions are 600mm deep x 800mm wide for one household

Hob/Cooker

Provide and securely fix a cooker (hob), oven and grill in the kitchen. The cooker (hob), oven and grill should be located near to the worktop at the same height, in a convenient position so as to allow safety in use.

Refrigerator

Provide and properly and safely install a refrigerator of adequate capacity in the kitchen area in accordance with the appropriate recommendations in the current British Standard 5258.

Flooring

Provide a new impervious and cleanable floor covering to the kitchen. Lay new flooring on sound sections of hardboard and stabilise any underlying damaged or lose floor boards or timber joists to leave level and flush. Examine flooring for signs of rodent damage and water damage.

Waste Pipes

Provide a suitable waste water “upstand” waste outlet, mains water feeds and waste water pipe and position within the kitchen layout for the provision of a washing machine.

Use and adapt as required but some basic clauses here.
